Operator publishes Casa Koti Condesa as the chain's flagship: a large-format group sauna for up to 20 guests on the Top Floor, cold plunges and sunlit outdoor showers; a private room for up to four at El Balcon, with its own shower, balcony and cold plunge; a dedicated massage and treatment room, a flexible workshop studio and a downstairs garden patio. The published practice is contrast at 80-90C in the sauna and 3-10C in the cold plunge, at each guest's own pace. Swimwear is required in the group spaces and clothing is optional in the private ones; the house provides up to two towels per visit, body wash, lockers and space to change, and asks guests to bring a bathing suit and a water vessel with no glass. It is not a members-only club: the operator takes a la carte bookings and walk-ins when space allows, and sells memberships. The operator's public booking schedule shows, on a weekday, eleven 60-minute Free Flow sessions on the Top Floor every 80 minutes from 7:30am to 8:50pm - Social, Non-Peak Social, Quiet and Non-Peak Quiet - with 14 spots each; nine 60-minute private sessions at El Balcon every 90 minutes; four 90-minute massages; and 60- or 90-minute events for 15 people in the Social Space. On Saturday and Sunday the first session is at 8:50am. The operator publishes the sauna as holding up to 20, but booking caps a session at 14 spots. Cancellation up to 6 hours before; arriving more than 15 minutes late cancels the session with no refund. The opening date, the single-session price and the membership price are not published outside the booking widget.
